Why we started
Every closing runs through someone waiting on hold.
A property transaction is a list of roughly 124 things that must be proven true before money can move. Who owns it. What is owed on it. Who else has a claim. The work is skilled, but almost none of it needs a person to perform it — and almost all of it still has one, because the software this industry runs on was never built to be automated. Portals with no interface. County sites from 2004. Estoppels that arrive by fax. So the officer spends twenty hours on the file, and four minutes on the judgement call that actually mattered.
What we believe
Money never moves without a person.
The judgement is the job. Everything wrapped around it is overhead the industry learned to live with, so we delete the twenty hours, not the officer. Software should adapt to your systems rather than the reverse — if a portal is clunky, that is our problem to absorb, not yours to fix first. Every action an agent takes is chained to the evidence that justified it, because autonomy has to be earned in public. And no code path can perform an irreversible action without a recorded human authorisation. Not a setting. Not a promise in a contract. A property of how the thing is built.

We've built machine-learning systems at scale, and we've closed real files. We're a founder-led team from the UK working out of our own design-build studio. We built vasus.ai. And we're building Eskro because the people doing this work deserve better tools — and because the agentic age should reach the closing table, not stop at the marketing department.
