Everything shown in the demo is fictional. The file, the parties, the figures and the timings are illustrative. Responsibility for every closing remains with the licensed professionals handling it.

Nothing published on eskro.ai or produced by the platform constitutes legal advice, title opinion, closing instruction, tax advice, or financial or investment advice. Using Eskro does not create a solicitor-client, attorney-client, agency or fiduciary relationship between you and us.
Determinations that require professional judgement — insurability, curative decisions, disbursement authority, compliance with underwriter requirements, state licensing obligations, and trust accounting — remain the responsibility of the licensed agency, its officers and its underwriter at all times.
02The demo, examples and figures
The guided demo, the animated file on the home page, and every worked example on this site use fabricated data. File ESK-24813, the property at 1429 Aldergrove Lane, the parties, the balances, the connector registry and its health scores are constructed for illustration. They are not records of a real transaction and no real system is contacted.
Performance figures — task counts, time comparisons, success rates — are illustrative of the outcomes the platform is designed to produce. They are not a guarantee, a warranty or a representation of results in any particular deployment. Actual results depend on the systems in use, the jurisdiction, the condition of the underlying data and how the platform is configured.
03Private preview and forward-looking statements
Eskro is in private preview. Parts of this site describe capabilities that are in development rather than generally available — the connector ecosystem in particular is described as a design direction and its coverage is confirmed per agency during onboarding.
Statements about future functionality, availability, coverage, certification or roadmap are forward-looking and subject to change without notice. Do not make purchasing, staffing or compliance decisions in reliance on features not yet delivered to you in writing.
04The human authorisation gate
Eskro is designed so that actions classified as irreversible — including staging or releasing a disbursement — cannot be executed without an authenticated human authorisation recorded in the provenance ledger. This is a core control and we take it extremely seriously.
A control is not a guarantee. The human gate reduces the risk of unauthorised or automated disbursement; it does not and cannot eliminate wire fraud, business email compromise, social engineering, credential theft or authorised-push-payment fraud. An authorisation obtained by deceiving an authorised person is still an authorisation.
Agencies must maintain their own fraud controls, callback procedures, underwriter requirements and ALTA Best Practices obligations independently of the platform. Eskro supports those controls. It does not replace them, and it does not transfer responsibility for them to us.
05Automated output and machine-learned components
Eskro uses machine-learned models to perceive interfaces, extract data from documents and plan actions. Such systems can misread a screen, mis-extract a figure or misclassify a situation, particularly where source material is poor quality, ambiguous or unusual.
The platform is built to escalate rather than guess when it cannot proceed with confidence, and to record the evidence behind every action so it can be checked. Even so, output must be reviewed by a competent person before it is relied upon, and any document, figure or filing produced with the assistance of the platform remains the responsibility of the agency issuing it.
The provenance ledger records what the platform perceived and did. It is evidence of process. It is not a warranty that the underlying record, portal or document was itself accurate or complete.
06Third-party systems and marks
Eskro operates against systems owned and controlled by third parties — title production software, servicer and management-company portals, county and municipal systems, data providers and document sources. We do not control those systems, their availability, their accuracy or their terms.
Access is exercised using credentials supplied and authorised by the customer, on the customer’s behalf. Customers are responsible for ensuring they hold the right to authorise such access and that it is consistent with their agreements with those third parties.

This site and its contents are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we exclude all warranties, conditions and representations, express or implied, as to the accuracy, completeness or fitness for purpose of anything published here.
To the fullest extent permitted by law, we accept no liability for loss or damage arising from reliance on the contents of this site, including indirect, incidental, special or consequential loss, loss of profit, loss of business or loss of data.
Nothing in this disclaimer excludes or limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded. Use of the Eskro platform itself is governed by the separate written agreement between us and the customer, which prevails over this page in the event of conflict.
08Governing law
This disclaimer and any dispute arising from it are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction, without prejudice to any mandatory consumer or local-law protections that apply to you.
